An inspection was done and we've been told that we need to replace the roof bc it's at its life expect., but its in good shape. will this hinder bank?

The bank usually requires that the roof has at least 2 years of life left. Call an experienced roofer to do the roof inspection. If in their professional opinion you meet the 2 yr. requirement then ask them to put it in writing for you.

The best thing for you to do is get in contact with your mortgage company. If this is an FHA loan it could possibly cause some problems. If you are the buyer ask the seller to replace the shingles and provide them with that section of your H/I report. Most buyers would probably ask for it to be replaced too so it would be in there best interest just to replace it. Hope this helps and best of luck to you.
