The shortcoming with statistical overviews is that they don't zero in on the PARTICULAR SLICE of the market that's most relevant to an individual buyer or seller. For that, a focused discussion with a professional Realtor who concentrates on YOUR segment of the market is more useful. Within Carmel, there are several niches that act differently--the fixer-upper cottages for project-minded buyers...the ocean-view homes with high-end finishes for the vacationer & entertainer...the 3+ bedroom homes priced under a million for families who want the Carmel school district. These segments of the market each have their own dynamics, and statistical "overviews" can gloss over crucial differences that a hands-on agent can call to your attention.

I would have gotten this one wrong, I would have said it is from one of the local "Trulia Pro" Realtors. Oh well, maybe I can get the next one.
