The house is 1175 square foot ranch. right in front of fire hydrant. built in 1965. Wire Fenced back yard. All electric.

Home owners insurance costs vary depending on a multitude of factors related to the home itself including location, age of the home, construction methods, number of stories, square footage, building costs, home upgrades, replacement costs, etc. Importantly, many other factors including the amount of personal property coverage, the amount of the deductible, the amount of liability coverage, the property’s proximity to emergency services like fire hydrants and fire departments, the person’s credit history, and if there have been prior insurance claims all figure in to premiums. Also there are commonly premium discounts available for bundled policies which may include auto, homeowners, and/or other insurance. So, there is no set answer to the question. The best way to find out how much homeowner’s insurance would cost would be to contact an insurance company and ask for an estimate.

When you purchase a home you will need to have your home owners insurance in place prior to actually closing on the house. Your mortgage lender will be sure that you have it in place before signing any mortage paperwork. You are free to contact any insurance company/agent that supplies homeowners insurance. Every company is different in their pricing, but they all try to be competitive also. Homes are not typically driving down a highway, so insurance is less than car insurance typically speaking. Basic home owners insurance covers fire, wind, storm. etc. Earthquake insurance, flood insurance (some areas require this) and mine subsidence insurance (I recommend for our area) are riders to the basic insurance and will add to the cost. Rates vary on price range of home (really more on the cost to rebuild a home due to fire, etc) So replacement values are much higher than the cost to build a home from scratch (a new home),
Then the age of the home plays a role, the rating of the ciies fire department and your proximity to that, also how close is the nearest fire hydrant...

Anyway, your insurance company will "calculate" or take some of these factors into the equation and give you a "quote/binder" for home owners insurance. It pays to shop around a little bit, and often the company that you have your car insurance thru will offer discounts wanting to keep you satisfied and a customer for car, home, boat, etc.

Expect to pay around $800 to $1000 in your price range for a 1175 sq ft home.

It depends on the a lot of factors. Typically one can expect to pay 800-1400/yr. Call your insurance agent to get more accurate numbers.
