So would every other investor in the area. Cash buyers at the courthouse steps are paying near retail prices... and that's even to up $1M cash outlays. Not the strongest strategy unfortunately...

HOWEVER, there is exactly ONE property currently active in the whole of Oakland below $100k ($99k to be exact). And even that price is fictional since it's a short sale.

IF the bank approves that price however, it would be a great deal since it's in West Oakland.

There is nothing in Oakland in that price range. You'll need to look outside of Alameda County..
