will the house prices increase in brambleton area in near future in next year.?

Hi Rajesh,
As Kevin said which is probably true! I dont feel prices are upwards this year. Inventory has increased a little. But buyers who are buying since INTEREST RATES are so slow, are smart to lock in 30 yrs..or 7/1 in 3"s.

Lastly, I feel, One year is not enough to see tangible increase!

If you are a current homeowner, you will likely not see year over year appreciation in the greater NoVA area for another few years. That said, buzz of the Metro coming and resolution of the "no-doc" loans made during the boom in that timeframe may lend to some gradual, interim turnaround in Ashburn.

If you are in the market for a new/pre-owned home however, they key to long-term ROI is getting a great deal on your home relative to current market valuations.

So the quick answer is "who knows" but probably not, in a general sense. That's because there is rarely straight line appreciation. Rajesh - are you asking because you want to buy for one year and sell? Bad idea, anywhere. Are you asking because you want to own for 5+ years? Oh, yes, I believe you'll see an increase in value, especially as Brambleton gets closer to being finished and the most desirable locations (walking distance to the town center) are sold out. In recent months, Loudoun County has been experiencing single digit increases in property values; however, there is no sure-fire way to tell whether that trend will continue and if so, by how much. Brambleton is a desired area for sure, so you know what they always say... location, location, location!

Hi Rajesh,

It sounds like you're considering making a purchase in the Brambleton area. Brambleton is a great area, and ultimately will appreciate because of it newness, it's proximity to the Dulles corridor, and the infrastructure that they've been building out in the area.

While prices have started appreciating in some areas closer in to DC, I don't think you're going to see any consistent appreciation in the Brambleton area within the next year. Pries will probably remain fairly flat out there in that timeframe.

There is no way for any of us to know for sure what will happen with house prices in the future. This is especially true with the various banks doing who knows what with foreclosue proceedings. There are just too many variables right now to have a definitive answer. Hopefully yes, but we cannot say for sure.
