why has 860 Hulls Hwy been on market for 4 months ?

House look very nice, can only think location is not ideal for some reason? Looking to relocate to area so not very familiar with different streets in Southport. Also, query why the elementary school is not Mill Hill? Looks like closest?

Actually the house has been on the market since Feb. 2009 with 3 different realtors and only a 2 month summer break between Realtor 1 and Realtor 2! Well known local realtors, all three. The last listing expired on Oct. 17 of this year. Listing 1 expired at $1.975mm. Listing 2 expired at $1.097mm and Listing 3 expired at $1.089mm. Yes, it is close to Halloween, but the house is not haunted! It is just not positioned correctly for the current market, which is a challenge for all of us. If the seller truly wants to sell, he will, with the help and guidance of a good realtor and a realistic expectation of selling price.

4 months really is not such a long time considering avg market time is 90-120 days. If you are in the area, it would be worth setting up an appointment to preview. The house is vacant, so that part is easy and if you're not in the area, have a Realtor preview it for you.
