why did 178 broadmoor lane in rotonda increase in price from 300,000 to 350,000? it seems strange

My guess is that it may have been a short sale and the lender did not approve the original asking price so they raised it based on current market value.

Hi Norma. It looks like the price was raised to be more in line with the comparables in the Rotonda area. There are 3 other similar homes - 3 beds, 2 baths, Pool, 2500+ square feet, on a canal in that area listed for $330,000 to $360,000. This home was built in 2006 and the others in 1998 and 2000. The one for $360,000 is on a double lot. Homes in this area with similar characteristics built between 1996 and 2006 have sold this year have for between $200,000 and $360,000. This home appears (from available data) to be very nicely built and is the newest one available. It could easily be price anywhere between $300,000 and $350,000. In this market at this time considering that it was already priced at $300,000 you could make making an offer between $275,000 and $300,000 and nobody's feelings should get hurt. It was listed on 5/5 for $300k then on the 8th changed to $350k. May have been entered wrong then corrected. If you need additional information on this or any other homes in the area feel free to contact me.
