One way to find foreclosure listings, is call a professional Realtor and they can send you all the foreclosure listings. However, in today's market, foreclosure listings are not always the least expensive listings. I suggest you give your Realtor your criteria on what you are looking for and the maximum price you are willing to spend and then from there you will get a list of properties that match your wants. http://ForeclosureIQ.com

You can find out about Trustee Sales from the Maricopa County Recorder's Office. You will need to subscribe to the site and pay a fee for each document you download or print. The web site is http://www.recorder.pima.gov/image_access.aspx . You should understand that going after pre-foreclosures is a very competitive business. The organizations that are successful at it monitor the site daily and spring into action the minute the list is issued. It is not uncommon for them to visit the property and knock on the door within minutes of the information going public. While one person may be viewing the property and neighborhood, another person will be running comps to see what the property is worth. The goal is to try and have that property under contract to purchase or short sale by days end because, the following day will bring hundreds of letters from potential buyers wanting to meet with the owner to see if a deal is possible. It is a lot of work. Hope this helps.

AZ Trustee Sales offers daily auction lists that are updated several times a day. In addition you can opt-in to receive real-time drop bid alerts via SMS and/or email.

The auction lists are color-coded, offer filtering/sorting, and link to important documents like the Deed of Trust and Notice of Default.

Follow the link below to download a daily list of foreclosed properties scheduled for auction sale via trustees. The source is a bid service operation that offers a nice option for those that dont want to personally bid at the trustee sales. There's a maricopa and pinal county list and it is probably the most comprehensive list out there.

Like Jay stated earlier, trustee sales can be very risky for someone who has never purchased from a trustee sale before. Even with experience, there are still risks. Dear Dave:

There are auction and/or auction bidding services available for a fee. You can also search on the County Assessors website where trustee sales are announced. You can also contaqct lenders for properties they have available. Alternativelyl, you can talk to your Realtor.

Check the local papers as they have to advertise the sale. I have also had good luck doing a search on the internet for trustee sales.
