Hi, Emmie. Have you found someone to help you with your home search? Besides my "regular" real estate work, I help out with a conglomerate of builders who do a lot of work in Hilltop. There are homes they have built on "spec" or they are willing to work with a buyer through the purchase of a "scrape" property, oversee all the soil & engineering work & help you build something custom.

I personally also like the charm & character of some of the older homes. I've been in most everything on the market there. What is drawing you to Hilltop? Are you considering any other communities? -Nicci@NicciHyatt.com

Based on a very basic search of any listing sold where the subarea(s) listed include Hilltop (some agents will provide surrounding neighborhood names in their list of subareas to increase the properties' chances of showing up in a search, so some of the properties that showed up in my cursory search may actually be in Mayfair, Park Hill, etc.) using data from 1/1/08 through today, here are some statistics for you. I am not positive that the analysis accounts for original list price vs. final sales price. I believe it is the list price when it goes under contract vs. final sales price -- meaning the homes might have gone through price reductions prior to going under contract that are not accounted for in this data. Also, please keep in mind that data is best handled in more specific detail as certain properties that are extreme for an area can skew data.

A Realtor can investigate this information for you. I reccomend obtaining the services of one that is active in that area of Denver.
The MLS offers information to Realtors such as Sold Price, originial list price, any price reductions and how long the home was on the market between each said activity.
