I suggest that you set an apt, with an agent to show you the home you are interested in. There are a couple of reasons for this, for one thing, an agent will be looking at the property through a different set of eyes, in other words, the overall condition such as the walls, brick work, water stains, etc. Another point to have an agent show you this home, they may have another property you may not be aware of in the immediate area to show as an comparison. Not every listing is posted on the web. We certainly would like to think so, however not all agents promote their homes this way. I know it sounds crazy, but that is the facts.

This home does not show as being a foreclosure in the tax records, however, the comments in the MLS indicate that it is being sold "as is" with a special sales contract and required addendums, proof of funds and that there are deed restrictions, so it may be an estate. With that terminology in the writeup, it is rare that the listing agent will hold the home open. The agent remarks also indicate that the home is vacant and easy to show. You may want to get with your buyer's agent or contact one of the agents that you have "talked with" via Trulia and ask to be shown the home.

If you have not yet spoken with a mortgage lender, I would do that prior to being shown the home as the writeup indicates that (as most do) a preapproval letter must accompany any contract offers. The listing agent is indicating that you can use his lender, but it is always good to have talked to your own first. If you have interest in the home we recommend not waiting until the next open house. Waiting could cost you the opportunity of purchasing the perfect home for you and your family. We recommend contacting an agent and requesting a showing. this way you may be able to see it today. Possibly before someone places an offer.
