Hi Robin,

In buying a home, one should look at a home inspection as an integral part of the process. Depending on the size of the property, and where you live, the cost of an inspection can vary. However, for the few hundred dollars that it will cost you for a licensed Home Inspector to perform this task it could save you thousands of dollars in the long run.

Although an inspection is not a requirement, I look at it as an "insurance policy" that should not be overlooked when someone is buying a property.

With that said, most Sellers would not agree to paying for such an inspection as it can truly only hurt them with regards to the sale of their property. And, any Buyer deciding to save a few bucks and forego an inspection is, in my opinion, just taking too much of a risk that is not necessary. Especially, when such an investment is usually one of the largest purchase on anyone's life.

In most cases the buyer pays for inspections but it is negotiable as most things are when buying a property.

Normally the buyer pays for his requested inspection fees, but sellers can pay if your contract calls for it or it was negotiated.

It can vary from state to state, but it is in the buyer's best interest to thoroughly inspect under due diligence.

It's the buyer's responsibility to hire a licensed home inspector and pay any related fees...

The buyer! It is the buyer's puchase so they pay for the inspection!
