That is tough to say because this is tthe Arcadia area where location + property conditions really adds or subtracts to a homes property value. If you are located in true arcadia or near Scottsdale prices can vary from 100K+ upwards of a million more, if you border 85016 (as your property does) values can drop substantially.

Hello commander

its hard to get a value of a home from more than 18 months ago

condition of home inside ,outside,type of property ,upgrades,size of property and lot all are going to be factors on price . you can get an idea looking at what sold in the are looking at the prior 90 to 120 days
but the real number only a appraiser at the time could given you this now is all speculation.

range of sales of the area from oct 11 to jan of12
you can use this to give you an idea

There is one home sold in the Subdivision: Simpatica Lot 11 in 2012 all year that is close to the sq ft of the property in question. It is 1527 Sq Ft as per MLS Data and sold for $215,000.00
