Right now inventory is very low but as spring approaches it will increase, although I do not expect buyer demand to go down very much. What you should do is work with a skilled Realtor like myself, get pre-approved with a lender, and then have me set you up with a real-time website that will update you immediately with any new listings, price drops, et cetera. This way you can stay on top of what is available a day or two ahead of consumer sites such as Trulia, et cetera. You can also run your own searches at any time and have direct real-time access into the Austin MLS. It is a great tool that gives you a major advantage!
