Hi Larry,

When searching in Corona, it is important that you do your homework. Because the rate of taxation can vary tract to tract depending on the assessments and fees that are piled on top of the property taxes. Before you offer make sure that you know exactly what you will be paying the differences can be nominal or staggering. So, make sure that you see in writing any and all taxes and assessments that are levied against the home you are considering.

The tax rate for the state of California because of Prop. 13 is 1% of the sales price. Each area (city & county) has some miscellaneous tax costs such as: Mesquito abatement, Municipal Water, etc. When those costs are figured in the tax base is around 1.25% of the sales price. If the property has any special assessment on it , which can be called Mello-Roos or CFD (Community Facilities District) that will increase the tax base rate %. The zip code area you asked about has older homes with no additional assessments and newer homes with assessments. You need to have your Realtor request the tax information from the title company for the particular home you are interested in and then you will have the accurate information.

Most of 92881 is 1.05681% property tax base, although some areas are 1.07% There may be special assessments or mello roos on the house you are interested in. Ask your REALTOR(R) to find out the exact tax rate for you.

Hi La,

If I am not mistaken, the tax base for riverside county is 1.25% and you have a one time supplemental tax(please check with the county tax collector). and as Ute said, there might be Mello-Roos tax in this area since this looks like a new development.
