Many many factors come into play in price per sq. ft. much research you can over pay for new construction. Recommend have a Realtor represent you with any real estate transaction for fact we have library of research materials determine correct price per sq. ft.

Quick answer $95/sqft....
Long answer...it depends on a lot of factors.

Normally we sit down with you for an hour or more before you ever make your offer and look at all the factors and come up with a bid price together.

Always have a realtor in your corner even when buying new construction. We'll often save you time, money, and a lot of headaches. Never go at it alone.

It depends on the builder, lot size/location, if it's a spec home and upgrades. If you are thinking about buying new, it's best to use a Realtor to help negotiate the best price. It's a free service for buyers. New builds are usually priced in the $100 sq ft range. If you use an agent, this can be reduced.

Are you considering a new build for yourself? Do you have a Realtor to help you make the best decision on which subdivision and which lot to build on? We know many aspects of these types of situations that will save you money and sleep better at night. And the best part is that you do not pay our commission. The seller, even builders, will typically pay a commission to your Realtor. So, do not delay. Choose one of the fine Realtors here on Trulia for assistance. There are many pitfalls when building a new house that you will want to avoid.

Let me know if I can be if assistance. I know the Little Elm area and will be glad to represent you if you are not already represented.
