I encourage my friend Julie to not walk to Edgewood Retail District along LaFrance for 1.5 miles. It's not a pedestrian thoroughfare. An APS school bus, or an Edward's Bakery truck might hit you. Maybe a MARTA bus.

Maybe, some thug off of Mayson Street just might think you're pretty enough to be in his stable of ladies, so the risk is all yours...

Hank's right about condos, lofts and townhomes.

There is a bar opening on Rogers Street, the street with the soccer fields and the street that separates Arizona 1 and 2 - great idea, but not a high traffic street - I wish the risk takers on this venture good luck.

I will drink there, but I won't walk home to my house in Kirkwood,, even though it's only 1 mile away.

AZ 1&2 both have lots of positives, and the grand negative is location at the rail line, but you get a pretty good value, especially when paying under $200,000.

I think that AZ2 interior finishes are sexy - some of the absolute best in the price range.

Don't spend too much - it's condo ownership, and it will not appreciate

From my standpoint as an appraiser who has for 15 years and continues to complete condo foreclosure appraisals in Atlanta....this community is more of the same. From both the appraisal and sales side...be realistic with any Atlanta condo because odds are very very strong that you will have a hard time selling and breaking even when the time comes. If you get in the condo waters be extraordinarily pragmatic in your search and deal with an agent that will lay both the good and bad out for you.

Sorry to be somewhat negative but the Atlanta condo market is a train wreck right now.

Couldn't agree with Lee "The Intown Insider" more - the area around the Edgewood Retail District has seen a ton of growth in the last few years but you still need to be a bit of a pioneer to want to live there. Plus, with the over-abundance of condos and lofts in the Atlanta area, you have to know that what you are really buying is a lifestyle as opposed to an investment that will return more than what you paid.

My opinion... Nice location close to Marta, Downtown Atlanta, Lake Claire, Candler Park, Decatur, Kirkwood, Cabbagetown and other intown neighborhoods. Not much to do in the immediate area but close to shopping and restaurants of Edgewood. They have a nice workout area and pool and the units are interesting with nice open floor plans, newer kitchens, concrete floors, exposed brick and patio areas. There is also secured parking but not alot of guest parking. One complaint is that depending where the unit is located, it can be a very long walk trough the complex to get to a unit.

I have shown quite a few in there lately including a few foreclosures. The prices are good for the amount of space.

Arizona 2 has an amazing feel. It feels loft / industrial, but also has a warm feel. The proximity to Candler Park, Candler Park Village, Fellinis Pizza, the Flying Biscuit, Candler Park Market, La Fonda is incredible. It is really a 5 block walk to some great places.

The amenities are nice. The pool is beautiful. The party room is perfect for entertaining with friends.

At the current prices, there are some really good buys in there, too.
