what is the fastest time you ever had between making and offer and receiving the keys.?

A cash buyer can usually close in literally days. The things that can slow down a closing include home inspection, approval from a condo or homeowners association, the title company/attorney's office having to order a mortgage payoff for the seller, the seller having to move out, the buyer having to obtain financing (which requires application, underwriting, an appraisal, etc.) and a title search/committment for the buyer. To answer your question, I think the shortest closing I've ever had in 8 years and over 120 closed transactions is five days.
