what is the different between ccd fees and pud fees is one cheaper, are both in your taxes?

What kind of fee is charged under "Community Features"?

Thanks for info. The CDD fee is sometimes not talked about during sales presentation and after sale comes as a surprise mnths or years later sfter development is completed.

A Planned Unit Development (PUD) differs from Community Development District (CDD) differ in that a PUD fee is truly and HOA fee that is governed by the Homeowners Association and which is a separate entity but has similar powers to foreclose as a Mortgage holder. Whereas a CDD fee is a bond that is paid through the taxing authority and lies within Property taxes. Whether one is cheaper than the other differs from community to community. You may also end up having both or two HOA's you really need to just look at each development and have someone guide you through the annual fees. The fees should be broken down for you on the listing itself i.e. HOA fees and then CDD fee should show on the taxes area and should be broken apart and shown on the listing too.
