Hi there! A few people have touched on it, but there is a difference between an appraised value and a brokers opinion of value. Most real estate agents will gladly provide you a complimentary comparative market analysis and give you a range as to what they believe your home will sell for in the current market.
An appraised value used by a lender for a refinance or for other financial consideration would need to be completed by an appraiser. Even appraisers have varying values that they come up with, but that will usually run you several hundred dollars, and as another agent mentioned, they are available to hire independently.
Either way, an agent or an appraiser would need to have as many details as possible about your house, including the address. And in order to provide the most accurate estimate, they would need to see the home in person in order to evaluate the building material, features and location.
Hope this explanation helps!
