If you marketed your home prior to deciding to list, No problem, take your list of potential buyers to your agent and tell them, you found them on your own and if they come through with an offer, you don't want to pay commission. If that happens you will then be a FSBO or you can still pay your agent a fee to be a Transaction Broker (ask what the fee will be, if that situation occurs). You can either write on the listing contract, or create an addendum to the listing contract, to write in specific names to be excluded from paying commission on if they end up being the buyer.

Discuss this with your agent. Specific people can be excluded from the obligation to pay commission if they buy independent of the agent. Just be careful you don't do yourself an injustice. Top dollar for a home comes from exposing it to the largest possible audience of qualified buyers. A good agent will help you prepare the home and create a marketing plan to accomplish this.
Just put all your cards on the table up front and come to a mutual understanding of what to expect if that person does buy.
