What a home sells for depends on many factors - the size of the home, how many bedrooms and bathrooms it has. If it has a garage or basement. Where it is located (on a main street, on a quiet residential street, near a school, etc). It also depends on it's condition, whether or not it has been updated or well maintained and how appealing it is to a buyer. It can be a great home, but if it is full of junk and the buyer can't see the home for the seller's "stuff" the home won't get as much money as a home that is freshly painted and where the seller has put away personal items and nicely staged the home so that it shows well. You don't have to pay someone to stage the home, it can be done with your own belongings, but you have to pack up the things that you don't need and get them out of the way, minimize furniture and have the home showng very well or you will encourage the buyer to buy someone else's home instead of yours.
