Some municipalities require a Certificate of Occupancy (CO) sometimes called a U&O, others do not for resale homes. New construction always requires one because the home needs to meet municipal code. Generally, municipalities now use UCC as opposed to BOCA code that they used to use. The extent that the municipality uses this depends upon the municipality. If there is a municipal code that requires a CO and you are buying a home "as is" you will need to complete repairs required by the munbicipality prior to moccuping the home or have a conditional CO with a time limit to complete the repairs. It depends on the municipality and inspector.

google U & O requirement of what town you are looking in. most likey the web page from suburban west realors pops up with a list of what that town requires. be carefull if you are a investor some towns are very "stringent". and cost you a ton!! towns that do not like renters I'm very knowledgeable in this field. call Me

When selling a home most townships require a Use and Occupency inspection which is an inspection done by the municipality and most of the time the cost of the inspection and any required repairs are taken care of by the seller. In cases where the house is being sold as is, short sale, or foreclosure then those costs usually fall on the buyer. A typical inspection runs $50-$100. Each township checks for different things. Typically it's smoke detectors, railings, and things like broken windows. Is the house you are looking at in Media? I can send you a list of what the township inspects.
