If i am buying a new home in the state of Texas what closing cost do i pay? Who pays realtor fees?

Hello,

Like everyone else is saying, most local home builder offer some type of incentive if you use their preferred lender. In most cases they will pay all or most of your closing costs. Most builders are always running some type of promotion; paying closing cost, credits towards upgrades, interest rate buy downs, free washer and dryers, etc. They are very creative with their promotions.

Your home buying experience will go much smoother if you us a Realtor to help guide you. Realtors know what type of product the local builders build. We will be able to guide you to the right community and right builder for you.

I'm telling you Shellie, that commision is setting there like low hanging fruit, a cash cow payday for you vs simply forefieting it! This is NOT rocket science!

Just this morning, I set up a Buyer's Agent Credit of $10,500 of FREE money for a Borower! This is out of the $15,500 the property was paying in realtor commission. My realtor partner in keeping $5,000 same as she would make selling a $166,000 home! And she is happy to do this for my referrals!

Why would I just not get my real estate lic. and keep the money myself as a ferral fee some may ask? Because of the completely absured HUD rules that say I can not do FHA loans if I hold and Active Real Estate Lic.

So, instead I help my borrowers obtain massive savings in otherwise Forefeited Home Equity in Realtor Points.

In the past month I have assisted three customers with new construction purchases and it did not cost them anything to have me represent them. Almost all builders are contributing to some or all of the closing costs, but more importantly because we work with these builders all of the time we know what types of items they will negotiate on. It does make sense to have someone on your side in this process - let me know if I can help!

You need to stop and call me right now please!

Don't go in and simply FOREFEIT a bunch of money in what the property is paying to any realtor!!

BTW- I'm located in Tampa too.

This is basically FREE money that you can retain if you will simply use an agent that will not only help you negotiate your best deal, but will also give you a Buyer's Agent Credit too! We're talking thousands of extra dollars back to you for simply working with one of many that wan to help you in this way!

I have this kind of savings going on all over Florida for my borrowers.

It is such a NO BRAINER effortless savings that buyers simply let pass through their hands like it Monopoly Money!

You will find the national builders will pay closing costs and with the new increase in interest in new homes they are rolling out the red carpets right now in their communities. We have great builders here like Lennar, MI Homes, and KHovnanian. We also have great local builders like Mobley who will work with buyers in their community homes.

However if you are looking to do a build to suit on your own land - you will not get the incentives and will most likely have to carry the financing for the build yourself.

Most builders will pay most or all of your closing costs when you use their preferred lender. If you need assistance with new construction, I am a certified new home consultant and can offer you buyer representation and help you through the process with any builder.

I have not found any that do not pay some or all of the closing costs. Let us know where you would like to live and we will be happy to introduce you to the new home builders in that area and help you thru the process. Depending on your time frame, some may even have specials on inventory homes.

Nearly all of them will pay some or all of your closing costs. You just need a good Realtor to negotiate how much they pay, and how much you have to put down for deposit, etc. Think you don't need a Realtor when buying new construction?
