Transfer taxes in Delaware are 3% of the sales price of the house. Normally that cost is split evenly between the buyer and seller. Some new construction sites have their own sales contracts which state that buyers will pay ALL transfer taxes. This is why your figure is so high. Additionally, in many areas throughout Delaware (not sure about Smyrna) first time home buyers receive a credit for 50% of the buyer's portion of the transfer taxes.

You need to have your Realtor or attorney review the contract before you sign it to ensure that there are no additional surprises. Best of luck with your purchase..................................chris

The Transfer taxes in Delaware are 3% that is split between the Buyer and Seller. Do not be taken advantage of by a new home builder. Have a realtor review all contacts. Also if you are a first-time homebuyer you could be eligible for an exemption on the Buyer's portion of the transfer tax. Please consult a Realtor. I can be reached at 302-981-6485.
