Hi Jeff,

CDD stands for community development district. Some communities do have this fee and it is paid annually in your taxes. There are 2 portions, the bond and the operations and maintenance. This CDD amount varies based on the neighborhood. The CDD is also paid over a certain term of time (20 Yrs- Lakewood Ranch) Once the bond is paid, only the operations and maintenance need be paid on the property. The district maintains wetlands, landscape in the medians, non potable water irrigation, water main, community signage, public parks and more...

Hi Jef,

Community Development District taxes are collected with the regular property taxes. What happens is the developer for a community goes in and then borrows money to build the pretty amenities and infrastruction and then places the burden for paying for those things on the backs of the homeowners. Normally the CDD is comprised of a "bond" that is to be repaid over 15 or 30 years and the other part is for maintenance of common areas. You may also have to pay Homeowner Association assessements on top of the extra CDD tax.

You can also get more complete details about the specifics of your CDD i.e. when the bonding portion will be paid in full, the amount of the "maintenance" portion, etc. by going to the Sarasota County tax collector's website and it should give an email address of the CDD management company. You can email or call for details for your property or a property you are considering purchasing.
