Hello Tdb -

The Fairfield Sunrise East subdivision is showing pretty stable numbers for $/sq. ft. average for the past year and a half - right in the $209-$215 range. Some properties are currently priced lower, some higher...as is consistent over the years.

In 2008, the average was about the same - but with nothing selling in the 2nd half of the year. This neighborhood didn't soar quite as high as many others during the "boom," therefore not having quite as far to come down. Numbers of transactions slowed down, and sellers who didn't have to sell didn't.

Going back over 5 years to 2004, I see that today's values are approximately at mid-2005 levels. I've uploaded market figures for this neighborhood to a page on one of my websites for you to download & compare.

Hello TDB,

In general, Fairfield townhomes are currently listed at ~$202/sq ft, and solds are closing at ~$186/sq ft. There are several subdivisions within Fairfield, however, (Sunrise Presidio, Sunrise Mountain View Estates, Sunrise Territory, etc.), and of course the specifics of a particular property must be taken into account--location, views, upgrades, etc.--when determining pricing. For accurate information, contact a professional who knows the area (of which I am one!)
