Three years is a long time to wait - you've received some great answers below - speak with a local lender, who knows the local market where you want to live, not necessarily where you currently live if you are looking at relocating.

With inventory currently at an all time low, buying a home is now a process - your best solution is:

To get a true answer you need to speak to a lender. He/She will run your credit report, review your income and expenses and give the best possible answer. That being said, if you have re-established your credit and have not had any late payments or other issues you should be able to purchase another home.

Best thing is talk to a lender first to see about qualifying. This way you and your agent will know exactly what price range to be looking at.
