we are looking to build in Vero Beach, but our prices were set in 4/07 & we want to pay more realistic rate

now that prices have dropped. How can we go about finding the recent history of homes in zip 32968? Also, any other advice would be welcome. Mary J

There are many opportunities for serious buyers in today's market but when considering new construction, our best advice, is be VERY careful. Many of today's builders are on shakey ground. Don't let yourself be one of their victems. Do your homework and be sure you are supported by a skilles real estate professional.

Additional thoughts: If you have contracted with a builder or developer to build your home, read your contract carefully to determine if there is a "build by" clause and/or any language that would help you negotiate a better price. However, it is very difficult if not impossible for any builder to sell below foreclosure and bank owned and developer re-absorbed homes that were built for other buyers who could not close. You are correct that the prices for existing homes in Vero Beach have dropped still further since 2007. However, we are concerned that you are building a new home and your "prices are set" from that time period. Do you have a contract with a builder or developer that establishes the price to build the home?

If you would tell us the criteria for your home, such as how many bedrooms, approximate square footage, location on or off a "lake" and any other details such as whether a pool is included, whether it is within or outside a gated community, we will be happy to send you current listings. For example, there is a 5 bedroom two story home that was just listed for $284,000 because it is a bank owned property. Perhaps if an existing home suits your needs, you would be better off buying rather than building.
