Get a handyman to fix small fixes. De-clutter house, organize, clean, clean, clean, take down all personal photos and pictures with faces and dolls with faces, clean house, clean rugs, take off everything from frig like magnets, take down anything scary, "dark" or strange in décor or collections, paint rooms a light color such as offwhite, taupe or very light yellow that goes with house, replace burnt out light bulbs or install brightest bulbs possible, take out trash, instead of six small things on a wall put one modern thing, take out coffee table in living room if room is small, put green silk plant on refrigerator, look up how to stage a house/bedroom/dining room/kitchen on YOUTUBE and copy it , pull weeds outside, paint and clean front door/, seed lawn, plant modern flowers or shrubs or use high end silk flowers if worried about them dying, set dining room table with plates, cloth napkins, glasses, utensils,white silk flowers, if you have a LARGE dining area make sure you have a table and SIX chairs, buy new plush towels for the bathroom, buy modern bedroom set & 3 or 5 big plush pillows for beds, organize towel closets, clean out inside of cupboards and refrigerator (yes, they look inside!), dust furnace, clean windows in and out, especially picture windows, buy new shower curtain and soap dish set and small silk green plant and candle for bathroom, put vanilla scented or spray Lysol air freshener in bath, pressure wash and apply clear stain to decks if any (I am a woman and even I can do this), sweep out garage, install window air conditioning unit in master bedroom if no central air, change the furnace filter, keep lawn mowed, keep front light on outside of house so people can drive by your house to see it and neighborhood, install house numbers so people can find your house, dust/wipe down everything, include appliances in sale of house, include window coverings, include homeowner's warranty, consider including some or all furnishings, put up single pictures of nature scenes like boats on water, put lamps in every room, if bedrooms are small buy smaller sized bedside tables to fit the size of the room, install organizational units in bedroom closets, fold/get rid of extra clothes. Find a good realtor who knows how to price a house right using comparable homes of your size and type in the area and one who will work hard to sell your house and who will be open enough to make good suggestions on how to sell your house and who will hold open houses at least twice a month. Don't sign a contact with a realtor for more than 3 or 6 months so you don't get locked in with a realtor who's not working for you. Make financing options appealing to potential buyers. Ask realtor to put ads up on Craigslist with inside and outside pictures. (Or try to do it yourself before you contact a realtor.) Advertise with local college websites to professors and students. Price your house right and say "owner ready to sell" or "price negotiable", take away pet dishes and pets off premises during showings, shine laminate floors, in backyard set up a glider or table and chairs with grill to show people how backyard could be used, again nice landscaping in back, repair fences, buy new accent pillows for sofas, if you have a usable basement set up a game table or furniture or tv/media area or organize toys into a play area, set radio to soft music during showings, de-clutter tops of tables of paper and bills and magazines, pick up clothes from floors, hide dirty laundry (yes, one time a house I was viewing had dirty laundry on floor), advertise in nearby church bulletins or websites, if you have anything built in like a china cabinet play it up by going to Goodwill or Salvation Army to buy nice wine glasses and crystal and clean them and display them, put away excess toys/furniture and sporting equipment in basement or storage unit, don't paint rooms gaudy or dark colors, don't be there when house is shown, patch driveway and sidewalks, if you have a porch--create a nice seating area with chairs or porch swing, put down stone edgers and mulch in front of home, set out realistic silk flowers or real flowers if a gardener in front of house, pressure wash siding of house, clean and shine sinks and disposal, consider buying stainless steel kitchen appliances which most people love, clean walls (if washable). Also, ask potential realtors who would help you sell your house specifically what they will do for you and get it in writing. Ask potential realtors if they work with any investors in the Wyoming area who would be interested in buying your house , one trick my Mom did to sell our house forty years ago was to bake a cinnamon coffee cake in the oven before showings, for summer-set out tropical plates, anything that says COOL and SUMMER! Get your realtor to advertise on MLS AND REALTOR DOT COM W/ INSIDE and OUTSIDE pictures, retake & re-post pictures if they don't turn out good. Good luck!

Wanting to sell quickly and get the best price on a home needing repairs is a catch 22. If you don't make the repairs then you will alienate a lot of potential buyers and be left dealing with people who want to get a steal on the home. Spend the money on paying a contractor or handyman to fix it up and spruce things up as much as you can in order to get the best price

In order to get the most out of the home, people must have things fixed, clean, and organized. Fresh paint and landscape is a plus. Hire a agent to help you with what is important to do get the most out of home. They usually can provide great referrals for plumbers, electrician's, painter's, handymen, etc. A good Realtor will be able to tell you what will make the home sell quickly.
