Hi Uma,

I am now helping a couple from California with their home search in Orlando.
I would be pleased to give you any advice you need.
If you would like to use me in your search after we speak, fine.
If not, no biggie.
My best advice is to choose a local agent to help.
Agents in Orlando know the ins and the outs about the entire purchasing process.
Purchase offers, financing, home inspections, homeowners associations, closing title procedures and the list goes on.
In my opinion the easiest part of the whole process is finding the house, after that the real work begins.
Do not attempt to do this by yourself, it will cost you and besides, the buyers agent's services are free.
All agents who work for the buyers in the state of Florida are paid by the seller.
You have nothing to loose by connecting with a local agent.

Contact a mortgage broker you have to be approved purchase any home. Loan officer will request financial records, credit score, debt ratio, employment history - 2 years, downpayment 3.5 % or more. After "blessing from loan officer" contact a realtor.
