thinking about purchasing a mobile home in Venice, fl. We are in our early 50's so not quite ready for the 55 plus communities. Suggestions?

We have two small dogs and would like to walk to shopping. What additional fees are involved with owning a mobile home?

There are seveveral mobile parks in Venice to chose from. If you would like to contact me at , I would behappy to help you. Most parks charge a maintenance or lot fee that included water/trash and and cable fee. They all vary in additional fee, however we will find out what those are as I send you listing.

It depends if you purchase in a lot rent community or land owned community. With a lot rent community you will pay the lot rent and homeowner insurance. With a land owned you will pay property taxes and homeowner insurance. Depending on the community, some include water/sewer and cable and others do not. There is also a motor vehicle licensing fee for the mobile home. And you would have to pay for Florida Power and Light. Some communities have a homeowner association fee too.

I would be happy to send you some listings if you could provide your search criteria. Or you can search on my web site for land owned mobile homes: For lot rent mobile homes you can search on Mobile Home Village at Contact me with any other questions you may have.

Is Bay Indies a 40 plus or 55 plus community? I have seen it listed both ways. We are not yet 55 so need a 40 plus community.

Depending on your price range there is a mobile home community on the Island of Venice called Country Club Estates. There is a monthly small maintenance fee for the public club house and other amenities. I just sold a 2 bedroom, 2 bath unit in there 3 months ago for $82,000. It is walking distance to the beach, church and shopping.
Call me if you want more information.
