I need more facts. Is this a purchase or someone wanting title in their name? If it is a purchase the loan more than likely is not assumable. The conventional lender will not allow loan being transferred to someone else. Additionally, conventional lender will not allow existing loan to be wrapped. If this is someone wanting to take over title property can be granted deeded but you are still responsible for the loan. I would check with an attorney but check with lender to see if loan is assumable.
