the seller is dragging their feet on lender required repairs. Can I cancel the contract?

The offer contract states seller to pay up to $1,200.00 for lender required repairs. Why are they dragging thier feet. Closing has changed 3 times.
Should I cancel and ask for my deposit back?

The answer is "YES" not give them a dime. It might take a while and some mean letters, but you will be better off in the long run. "THIS IS A GREAT TIME TO RENT!!!!!"

Has your agent spoken with the seller's agent about this? If not, they certainly should have. If so, what is the reason given for failing to comply?

Litigation really is the last thing you want to get involved with. It is expensive and it generally leaves all parties less than satisfied.

If you don't think your agent is doing their job, I would suggest that you speak to your agent's broker/manager. If you believe your agent is doing a good job, follow their advice on this one.

Hello Sharon,

The first question I have is have you brought this question to your Agent/Brokers attention? If yes, what were their recommendations? I'm going to guess that you're not satisfied with their recommendations. If that is the case I suggest that you speak with an attorney who specializes in Real Estate law. This will be the best way to protect your families interest in dealing with the situation. Good luck.
