It is difficult to make any definite opinion given that there are still a lot of unknowns about the Smart Train. Unless the train is very loud and the noise impacts the neighborhood, some properties are going to be more affected then others.

Nobody really knows at this point. We wish that we could be more helpful!

We recently sold one of the larger townhouses on Mariner's Circle. There were two opinions, based on out conversations with potential buyers, about the impact of the Smart Train on property values. Some buyers considered the Smart Train a major benefit and an opportunity to be in the forefront of convenient public travel through Marin. Others feared the noise and disruption that the train might cause. Our research determined that the trains would be exceptionally quiet. Visual impact would be limited from Marin Lagoon homes. While there may be a temporary adjustment in home values, but we hope the benefits of sensible transportation will win out over doubts.
