We do not use seperate buyers agents in Louisiana. in other words,you can enter into a dual agency with one the selling agents. The selling agent can represent both sides in our state. with your written consent.

Dear Philip,
As a buyer's agent myself, I can share with you if the property is listed in the mls, multiple listing service the commission would be paid accordingly by the seller. If these homes that you found are not in the mls and are private sales of FSBO's known as For Sale By Owner, the buyers agent again will be doing alot of work on your behalf, and it maybe worth your while to consider compensating the agent the 3% professional fee. Additionally, you may want to discuss this further with an agent that you select, and be candid about your thoughts, so there is not misunderstanding.
