Hello Raj,
Happy Holiday's. It's a great time to start your house hunting, with low interest rates and low home prices.
There are currently 25 townhome/condos on the market in Fremont with 3+ bedrms/2+ baths and 113 homes with 3+ bedrms. 2+ baths in Fremont.

Many great schools in Fremont. With 33 Elem. schools in Fremont, some will be great, some good, some not as good. But still Fremont is a great city with a large diverse community.

A few good Elementary Schools;
Ardenwood, Chadbourne,
Brookvale, Gomes, Glenmoor,
Forest Park, Mission San Jose,
Leitch, Mission Valley,
Warm Springs, Mattos, Parkmont,
Warwick,Weibel
-and sure the others aren't that bad.

Another school site to look at: http://www.schoolwisepress.com However, checking with the local schools may be the best.

I am very fimiliar with Fremont and the Fremont real estate market.

If you are fine with Condos, 2bed/2 bath, 1249 sqft, then there is a good one available right now with good Cupertino Schools!
There are areas of Sunnyvale, West San Jose, bits of Los Altos and Saratoga that have Cupertino Schools. Let me know if you are intersted. Contact: 408-7773823

you really should work with a good realtor, who can sit down with you and find out your personal needs/goals and requirements, for home purchase, and then set out to help you meet those needs at the best. By giving you different locations, ideas, you are going all over the place.....instead of being able to focus on an area that would best meet those needs. There are so many questions that come to mind.......this is the time, make your move if you are ready to do so.

Thanks everyone for your valuable insight. Looks like there are REO properties in WS that may fit my price range. Also, it will be great if I could get some suggestions on other locations that may match my criteria, like north san jose, sunnyvale (around el camino) etc?

I am a homeowner in Warm Springs and I understand your dillema. I too looked around Fremont and had to decide did I want a small crappy home not remodeled since 1962 on a busy street in a great school district (MSJ), or a bigger quieter nicer home in a not as good school district (WS). I was choosing between Mission San Jose and Warm Springs at the time and since my child was only 4 I knew that a lot could change between then and age 18 so I choose Warm Springs.

You have to make your own choices and that might be a good townhouse in WS vs. an OK home an area other than WS or MSJ. The intangible here is that kids are a big focus in these two areas and you do not see may idle teenagers roaming around, the schools are full of parents taking their kids to school and involved in their education. The final reason I settled on WS was that all of the schools were above 800 and you only see that in WS or MSJ. The other areas offer less-than-optimal choices after grammar school, but on the other hand, most people do not stay for 13 years in one place.

Good luck and this is a wonderful time to be buying for the long term.

Your choices are very limited at this price range, unless you settle for a townhome or a condo. You may be lucky to find REO properties under Ardenwood/Forest Park elementary area. Good Luck and ping if you need any help.

Property values in Fremont closely track with elementary school scores. Therefore, as you have noticed, home prices around the top 8 elementary schools (Mission San Jose, Gomes, Chadbourne, Weibel, Forest Park, Mission Valley, Leitch and Warm Springs) are higher. In addition, a lottery system is in place with some of these schools, so there is no guarantee you will get the school of your choice should you buy in their district.

However, many have discovered that schools such as Parkmont and Ardenwood are great schools as well! Go to the link below to see where these schools are situated and to observe the actual scool boundaries.
