Riverside is a neat community. However no realtor should advise you on appreciation. No builder should advise you on appreciation. If we or anyone knew exactly what would happen we would be billionaires controlling the stock market. Governments change, loan requirements change, money to lend changes, economy changes, client requirements change. None of us can predict this.

Otherwise you have a great location, a great elementary school. Easy access to DART. Shops and restaurants not too far away, not a lot of other places to build more new homes. Close to DFW airport.

As others have said, always always always use a realtor when you buy. Even a new home. We'll often same you time, money, and headaches. The builders reps should be nice and friendly, but you always want someone in your corner representing your interests. The sales reps are working for the builder.

To check out some of the houses in Riverside visit this link:

You might also want to checkout resales in La Villita. You can probably cut a much better deal there than with the new homes in Riverside.

Rahul, I'm looking at the market information for this subdivision "Riverside Village". This home is priced right at the average sale price for 2012 at $127psf. The range has been from $106psf to $159psf. So, on the surface, it's appears to have some upside. We would figure that the seller will negotiate some. As a matter of fact, the average sales price is 89% of the list price. So, applying a 10% discount to the list price would result in a projected sale price of $420,000 or $116psf for this home. Who knows what the seller will accept, especially since it's been on the market for only 3 days. The average days on market for homes that have sold is 137 days (just over 4 months). Now if the right time to make an offer though. So, give me a call tonight. Or text me your email, and I'll send you this Comparative Market Analysis (CMA) so you can see the data that I have referenced.

Rahul, I see this home on San Gabriel. It's really nice. It has been on the market for only 3 days. I would be available tomorrow if you want to see it. We can discuss the price relative to the sales comps and determine if it's a good value if you decide it's a good house for you. Give me a call or text me this evening. I'm around. Thanks!!
