Wow! I'm amazed at how much poor and inaccurate advice you are getting from the previous responses on this website. Some of them are just plain Wrong! You should know that real estate rules are different in other states, and even in other parts of Texas. So don't listen to someone who is not familiar with the local area. (I'm not even sure why people from out of state are wasting their time to write replies on here.)

You should have no problem getting a loan to buy a house. But we really need to sit down and review your credit report details before you apply to a lender. It does NOT lower your credit score when you run your own credit report, but it CAN lower it when a loan officer runs it. You will find me to be a Certified Instructor in Credit Repair, and I have 32 years experience selling houses in Texas and New Mexico. I also LIVE in the area where you want to buy a house, so I know it well.

Do yourself a favor, and call someone with experience selling Real Estate right here where you want to live. It won't cost you anything. My consultation is free. And when you buy a house, the seller pays my commission. I can also help you get your electricity hooked up with a fabulous low rate that will save you money for many years to come. (As long as you want to pay an electric bill.)

If that is your midscore. Much more is involved in obtaining loan approval. Recommend contact mortgage broker , complete application determine how to proceed.

You are definitely close and most likely may be able to do something now. Especially with your down payment. FHA is also available but putting 20% down will allow you to avoid the costly upfront and monthly mortgage insurance.

You really need to speak with a mortgage broker or loan officer now to see where you stand. Let them issue you a pre-approval so you know you are able to place an offer on a home and not have to worry.

Typically you need a credit score of 640 to qualify for an FHA loan. There are other factors involved that you really need to speak with a mortgage professional. I have a great person I work with if you would like their number.

That shouldn't be a problem.
Even with collections over $1000. Borrowers are hardly ever asked to pay those.
