The 1st step would be to do a Pre-qualification / Pre-approval
Speaking with a lender, the fact that you have not worked in the US since 2005 should not be an issue, on the assumption that you have been working elsewhere and can document current employment and that you have a Social Security Number. The other factor would be credit history/ score.
I have several lenders that could do a pre-qualification for you, then we can start looking at homes for you.

I would not mind putting you in touch with a qualified Loan Officer.

Your work history , your credit score and your situation will all be factors a lender will take into consideration. A good realtor with good lending contacts can usually find you a loan program that you will be happy with. It is a very good time to buy. As long as the job is in the same field of work that may work and have proof of current employment.

Usually they will ask for 2 years of tax returns so be prepared to show proof of income. And in the event you cannot go FHA you may be able to go Homepath 10% down as an investment loan worst case scenario.

Will you be in the same line of work when you come back as you had in Canada? You should be able to get a loan assuming you meet all of the other typical requirements. FYI, there are now 5% down conventional programs that may work for you if FHA doesn't.
