The master planned community of Talega has a 55+ neighborhood called the Gallery where all the homes are single level. The range from 1800 sq ft to nearly 3000 sq ft. You price limit would allow you to buy the most expensive propety there. The yards are not really large so that you do not have to spend a great deal of time on gardening. There are other homes in the Marblehead and Broadmoor tracts that are older, but have been gutted and updated, which have larger lots. I know of one in particular that has a full-on Catalina view that is 2200 sq ft and priced at $985,000. I would be happy to arrange a showing if you are still looking for your dream home.

If you are looking for a larger lot (10,000+sqft), you will probably have to look for an older home that has been remodelled....the newer ones in this price point will generally not offer enough privacy. I am not aware of any homes in Irvine on larger lots at that price point. There is a great single level home in Seaview in San Clemente that was remodelled in 2006......offers lots of privacy on a large lot. There is a 3000 sqft home on a 1/4 acre lot in SJC that was just reduced to $1.1m and another in the Warmington homes that backs to the nature preserve.

An advanced search on http://www.TheOCmls.com shows there are currently 11 homes in San Clemente priced below $1.5 mil on lots that are larger than 1/4 acre and built after 1990. There are 2 in Irvine and a total of over 600 in the entire county. Feel free to look through the listings yourself.

That depends on your definition of "a little property between.." How "newer" do you need? There are a number of custom homes in the San Clemente area that might be a good fit. I just checked the MLS and there are 3 single level homes built after 2000 with lot size over 8,000 and priced under $1.3 Million. I found another one, built in 1995 that looks like brand new, and priced at $975,000.
