Don't assume that the only deals that exist are forclosures and short-sales.

Many times you will see "must-sell" transactions of homes that are Estates, Guardianship Sales and Relocations.
The exterior/interior condition and hence your total outlays (major repairs) may be less with these types of home sales.

Consider interviewing a few agents from different realty companies in person, and then choose the one you like best--he/she can provide you with suitable listings, keep you updated as new properties arrive, schedule showings, provide necessary information, etc.
