Two suggestions:

First, find a creative Realtor by looking at Realtors who work with investors--that'll cover "dirty, ugly, foreclosure" as well as the "pretty" houses. Here's a link to California real estate clubs. http://www.creonline.com/real-estate-clubs/ca.html Find one or more near Los Gatos. Then contact the club or attend a meeting (or check their website). Many of the area's creative Realtors will be involved with the local real estate investor club.

Second suggestion: Look for properties not on the MLS. You acknowledge that you have access to the MLS, and need someone that can do more than just find properties on the MLS. Maybe "your" house won't be on the MLS. Maybe it'll be a pre-foreclosure, and you just have to get to the owner first. Maybe the previous owner has moved to an assisted living facility, and the owner's children have been maintaining the house, but haven't listed it for sale. Maybe it's currently a rental, and the owner is out of town. Owner might like to sell, but hasn't put the house on the market. (Hey, in that case a lease-option or lease-purchase might work nicely for you.) Or check the MLS for rentals. See if one meets your criteria. Then have your creative Realtor approach the owner's Realtor and see if the owner would be interested in selling. But for the other examples--those not on the MLS at all--a creative Realtor or even a creative investor can provide you a lot of tips about turning up the property you're looking for.

Hi Jenifer,

I am a little surprised you have not found what you are looking for, and like Mary have worked in Los Gatos for about 25 years. No not all in Real Estate, 20 as a local retailer, 5 as a realtor. I bring that to your attention because as an owner of a retail shop in Los Gatos and surviving for 20 years,I bring a whole different skill set and network of people. Here is a creative solution, why not interview Mary and I, if you like us both hire both of us. If not, then hire the one that you feel will best meet your needs. We are both professional, and have known each other for many years. You want an agent who is well-connected with other agents and always has an ear to the ground.

Agents often have pocket listings--or listings that are not yet on the MLS because owners are redecorating, considering options--or are just not yet ready for a sign in the yard.
