Bill Any good lender could give you a loan with that fico Score but your rate could be in the high 4% or even low 5%

My recommendation is to bust up your credit score, I am a wholesale AE and I get loans from brokers and other banks all day.

Don't force yourself into a house!

your fico could go up in 2 weeks to 680 or even higher by signing up with Plan B service of OC, CA.

Call or email Shannon and told her I referred you, in 2 weeks call your prefered lender or contact me @ 626 703 3200 so that I can connect you with my top Correspondent lender or Broker in your neighborhood if preferred, I know them all!

You really need to improve that credit score. Any possibility of getting you with that score will be at a premium interest rate, meaning very, very high. If you have any money for a down, it would be advisable to take care of the debts you owe first. I suggest http://www.creditboards.com to understand what others are doing.

Bill, it is always a great idea to interview three or four different mortgage lenders. Many may have similar rates and fees (hopefully all low!), and then it will come down to who you feel you can work with the best. Getting a mortgage is like buying a home, it is all about the teamwork between the client and the service provider. You have to be able to communicate effectively.

Consult with a mortgage professional. Many times, they will work with you to tell you what to do. Here are some general tips: (1) pay down all your credit cards so that they reflect less than 50% use of credit available. This means if your credit limit is $1000, then pay down the card(s) to $500. This brings your score up; (2) get rid of all the cards you don't use by actually closing them out with the store and get a letter that they are closed out; (3) run your score online and find out if you have a bunch of unpaid little stuff that you can pay off - doctor, dentist bills, etc. Meet with a professional, they will give you further help.

First time home buyers are great to work with and often find themselves in the same situation as you. There are ways to help you. I have many contacts in the Las Vegas area, including a preferred lender. Even if you already have a lender, it is always a good to get suggestions and rates from more than one so you can be sure you are getting the best "deal" and best service. If you are unable to purchase at this time, a good lender can be invaluable to you in giving suggestions to best and most rapidly increase your credit score. They sometimes make suggestions to a buyer that most would never think of - such as which bills to pay first, etc.

Bill,

Honestly, give a loan officer a call and have them pull your credit. I referred someone to a loan officer the other day that was under the impression they had a 600 credit score. It turned out that they have a credit score in the 705 range. Call Nathan Kessler at City 1st Mortgage.
