It's hard to completely understand how you are buying a house if you don't have adequate funds for an inspector. This IS IMPORTANT and drastically affects one of the largest purchases in your life. You get what you pay for - so if you can't find the money for this...I would really question what you're doing.

I completely understand needing to stick with a budget but I strongly recommend you try to cut corners somewhere else. Although a good home inspector is not cheap they are worth every dime they. When you consider how much you will pay for your new home, the cost of the inspections are minimal. When you consider what the inspector may find, the cost of the inspection can be priceless. Therefore I wouldn’t recommend doing a low cost inspection because you may get what you pay for. Ask your real estate professional to refer you to a professional with several years of experience and outstanding reputation that will provide you with an easy to read report and be available to you later should you have any questions. I understand your current monetary position; however, skimping on the property inspection is a counter-productive step in understanding the actual condition of the property. I would suggest it is in your best interest to employ the best inspector you can find!

By the way, one DOES NOT need to be licensed in CA to be a Property Inspector. So, I would suggest you find someone from one of the three property inspection associations below:

Having someone who specifically has construction experience would be a good move.

Look up Giant Jim. They do termite for $100 and property for cheap also. Plus they will beat any bid on contract work by 20%.

I have a recommendation for a great home inspection company that works the Fremont area. The cost depends on the type of inspections preformed as well as size of house. IMO this is a recipe for disaster - you're in contract for a home that costs hundreds of thousands of dollars (pretty much everything in Fremont) but you want to save a few bucks by hiring a home inspector based on cost? Pennywise and pound foolish, if you ask me.
