2nd morgage fees to be pay by buyer?

I'm buying a short sale condo. We offered $55 and the bank's appraisal came back at $57k so we had to increase it. But now they (seller's realtor) are saying we have to pay for the seller's 2nd morgage fees and HOA that owner hasn't paid. If not, they won't take our offer
I called association and the unit is uptodate on their HOA. What is this realtor trying to pull on us? is this a regular thing that happens or am i being cheated?

I think the seller and seller's realtor should have been upfront in the beginning. If the condo is only worth 57,000 why would you pay more than that. Tell the seller's real estate agent that you are not going to overpay for the condo. Why should you pay for the seller's dumb mistakes......You are not the seller's mother........
