I can show you a 1 bedroom co-op with a balcony can be easily converted to 2 bedrooms over 900 sq feet asking $342000 .
Another option is a really nice 1 bedroom condo with a small patio with staircase going down to private back yard asking 589k.

The first thing you should do is a search for a Buyer's Agent. You can find a ABR through http://rebac.net/abr_designation.cfm. Here you will learn why you should engage one of their members. This will be one of your greatest expenditures of you life, With that in mind, seek out professional help at every stage. If you contact a selling agent hoping to get a "deal" the only deal your get is a raw one, That selling agent must represent the best interest of the seller and not you! Never ever reveal any financial info until you know who it is you are talking to. As a Buyer's Agent, we are experts at making the best deal possible to your favor! Always remember, If someone isn't willing to disclose who they are working for in writing the moment you engage them, (they have started out by breaking a Law , "disclosure") then move on quickly!

Hi Bernadette, I think a better way to find what you are looking for is to get a buyer's agent that can guide you and advise you, but be paid by the seller. Interview three or four agents until you find one that you feel comfortable with, then give them the specifics on what you want and turn them loose. I would recommend you get a full time agent that will be acting as a buyer's agent for you and doesn't require you to sign an exclusive agreement. Good luck.
