looking for a place, reo, west of 41 in Bonita Springs or Naples, house, not condo. Why are realtors not?

interested in selling these houses. There seem to be so many of them, yet no one has given me any information at all except for one that has well water and septic, which is not what I am looking for.

Your best bet is to get a buyer broker, you can negotiate it so it does not cost you anything extra as they will receive their fee from what the listing agent is offering a buyer broker in MLS. An experience buyer broker can assist you in purchasing foreclosures and assist you through each step of the buying process.

make sure you do your inspections before bidding, it is sold as is and the bank will not renegotiate after accepting an ofer. Have your financing in order, you will need to include a pre approval letter with your offer and be ready to close within 30 days of acceptance. make sure your deposit is at least 1% of teh selling price and in the form of a bank check. "I have had agents also ask for exclusivity, and that's a hard one" we split the commisions in florida so you don't need to deal with 10 different agents. one can show you all of the same properties. a little while ago reos sold before they hit the market but that was to favorite investors of the company and it is not easy to get in that position. now all you need is an agent that is in the loop, try going to a local realtor pitch session you will find buyers agents and sellers agents that are active in that community.

I'd like to thank you all for the responses. My research has served to enlighten me to the fact that it is easier to get several answers and take the advice given. I have seen REO's turn around in less than a week, and it was my lack of being in the area at the time that precluded me from making an offer. I have all the neccessary letters of prequalification, so when something comes up that interests me, I think my best bet is to be in Florida when I make my search and offers. I have had agents also ask for exclusivity, and that's a hard one. I only want REO's, and I am not interested in anything else.

I'm not so much in a hurry, as I am in actual information as to type of home and area so I can make a decision.

Hi Barbara, Your question was aimed at why Realtors have not responed to helping you with " real estate owned " or REO properties. The short answer is that many of these REO properties have a rather low percentage chance of closing in a relatively short time frane. Many buyers prefer not to wait for extended periods while a lender hopes for better offers. That said, there are many properties which may be of interest to you which represent an excellent value ! You may need to practise a little patience but the end result can be purchasing a home well under market ( or at least at an excellent price ! ) Let me know if I can be of fyrther help !

Hello Barbara, thanks for asking the question. The simple answer is it all comes down to service. As realtors, we can all answer these questions and say "pick me, I'm the best!". But has anyone taken the time to ask what exactly is your criteria? What is your timeframe? What is your expected price range? Just asking a few simple questions and then actually listening and understanding your answers will go a long way in helping you find the right real estate professional who will actually work for you.
