looking for a home between 120,000 and 135,000 in las vegas,We have $13,000 to put down,with a FICO around 700. Is this possible ?

FHA down payment is 3.5%, so that $13,000 will cover that. You must show income and employment to qualify.

Yes, it is possible.
Depending on which part of town you want to be in.
You should speak with a lender and get qualified for the loan first.
If you qualified for a Conventional Loan 5% down then use the remaining money to pay your own closing costs.
You should be able to submit a strong enough offer that seller would consider.

You're not competeing with the seller for what they would be willing to accept.
You're competing with all the investors out there writing strong CASH offers.

There is a ffeding frenzy going on right now in the Las Vegas area.
Prices have been on the rise for almost a year.
If you don't get a property soon, you won't like what $130,000 gets you.

Hello,....

I am the honest Realtor that will tell you all the things that you don't want to here.

We have a very low inventory and are inundated with buyers.

In Las Vegas,...within the price range that you specified,....you really need to be mentally prepared.
Private cash investors and Hedge Fumds are scooping these properties up as soon as they hit the market. They are making cash offers...asking for no concessions....and some of them are buying "Sight Unseen"

Does this mean that it is going to be impossible to find you a home that can be financed in this price range..>?? The answer is "No"... But like I said,...you have to be mentally prepared for let downs.

I do feel that persistance and consitance will pay off.
I also know a few angles that can be played...
