Let me take a moment to thank you for your question. There is no benefit to a buyer to purchase a FSBO, as oppose to using a Realtor and finding a property. Realtors are free to you as the buyer. You will be represented by a licensed broker/agent that will look out for your best interests in the transaction. FSBO basically only benefits a seller because they are saving money on paying commissions to Realtors. Have you been pre-approved for a home loan yet? I would like to offer my services. Bear with me here...you are looking for a FSBO because you want to save the commission (no commission for buyers), or you perceive the selling price of an FSBO to be lower because no selling commission involved (99% of FSBO's are overpriced because the owner has no access to accurate comparables and wishful thinking leads to over pricing), so what are you gaining?

The days of looking for a FSBO and getting a home for less than market value are over. Most of the FSBO properties think that everybodies value dropped but theirs. With the limited service brokers out there it is easy to put your home on the MLS and just pay the buyers agent. Good luck in the search and the best way to find a FSBO is to drive the neighborhood.

I'm curious. Why are you specifically looking for a for sale by owner? You may get a better deal looking at foreclosures.

I only have access to what's in the MLS and the only Mira Vista I can find is in 89032, North Las Vegas. My best information for you is perhaps drive around the subdivision and see what's available. If you give me a street name I may be able to find something but most of my stuff is listed through an agent. Just out of curiosity why do you want a FSBO?
