Brenda be sure to have the home inspected by a licensed independent (one you choose yourself) home inspector. Be as choosy with the inspector as with the house. Ask for sample reports, methods etc. Expect to spend $1000-1500. I did so and was surprised how much can be wrong in a house. In my case a lot of very amateurish plumbing repairs and electrical wiring done by a previous owner. Fortunately in my case, removing the offending work was not very costly. However had the house burned down due to sloppy wiring it would have been a mess. If the seller or agent attempt to hinder your inspections back away. If stuff turns up, you have leverage on price for a new roof or whatever is found.

I have to wonder about these broker fee "kickbacks" to the seller. I had one of these deals on a house I purchased and had to pay income tax on the money, (I received a 1099) even though it actually was some of my own down payment money coming right back at me.
